The property has 3 bedrooms and can sleep up to a maximum of 8-10 people including use of fold out sofa

Bedroom 1: Queen-size Bed with an ensuite bathroom.
Bedroom 2: King Size bed which can be split into 2 King Singles.
Bedroom 3: Twin Double beds.

Terms & Conditions

By making a booking and paying a deposit, you agree to abide by the Terms & Conditions set out. The Guest acknowledges and accepts that the owners of the property reserve the right to inspect the premises or terminate the agreement immediately if, in the owner’s opinion the Guest has breached any of the conditions set out. Furthermore, any breach could result in injury or harm to persons and/or the property.

Bookings and General

  1. Bookings Requirements: 21 Years of Age and produce a valid credit card in the booking name (Visa or MasterCard Debit will not be accepted). Check in time: 2pm. Checkout time: 10am
  2. Booking guests are required to pay the full amount at time of booking once they have received confirmation of booking from owners.
  3. The number of people staying in the property is not to exceed the number stated at the time of booking. You will be asked to leave if found doing so with no refund given. All guests are required to be registered on the farm bio-security register.  This will be emailed to you one week before your stay and needs to be returned before check in.  We do not allow any unregistered guests on the property.
  4. Erecting tents or housing campers or caravans in the property’s ground is not permitted without prior approval from owners.
  5. Pets are strictly by approval only. Please carefully read conditions below for pets onsite as our rules may not suit all pet owners.
  6. It is the guest’s responsibility to read the booking confirmation. By confirming the booking the guests are agreeing that they have read the booking terms and conditions and that the booking details are correct.
  7. In the unlikely event that repairs are required to appliances we will endeavour to have them attended to as soon as possible.  However due to unforeseen circumstances e.g. having to order parts or non-availability of trades people, immediate repairs may not be possible.  Power outages may also occur during your stay, and no responsibility is accepted by the owner for these unforeseen circumstances.   There will be no refunds deducted from tariffs for unusable appliances awaiting repairs or power outages.
  8. We are a working farm in a farming community, so it is likely you will experience construction/farm noise during your stay either on our property, from neighbouring properties or in the vicinity of the Woolshed.  Please be aware that this is a part of our working life and could cause disruption at any time during your stay.
  9. We take no responsibility for recovery of personal items left at the property. If items left at the property we will endeavour to return them to you at your expense.  Please contact us if you feel you may have left something behind.
  10. If there are any unresolved issues or incidences including but not limited to the bond claims, noise disturbances or damage done to the property you will be listed on the “Bad Books” database, which third part agencies are able to access.

Cancellation Policy

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.

Security Bond

Bookings placed via our website may be subject to change or cancellation if found to be in breach of the terms and conditions which shall be deemed to form part of this agreement. Please note we reserve the right to charge the nominated credit card in matters involving the Security Bond for incidents which result in certain losses or expenses, including but not limited to:

  • Excess Cleaning
  • Damages/breakages to the property (at cost)
  • Replacement of lost keys, remote controls ($100)
  • Cleaning fee for unclean BBQ’s
  • Strict No Party Policy (at cost)
  • Any other incidental charges that may be incurred as per out Terms and Conditions which shall be deemed to form part of this agreement.
  • We require at time of booking a bond to to be paid of $500 which will be charged to your credit card to be held as a security. If a credit card is unable to be provided, a $500 cash bond will be held in trust. The property will be inspected upon departure.  We will advise you as soon as possible if there is a claim. For cash bonds an Electronic Funds Transfer (EFT) will be made to your nominated bank account within 7 days of the property being inspected. Claims against your security bond may include but not limited to the following: excess cleaning damages or breakages at the property, excess garbage removal, missing items and pet damage.
  • If there is any issue with the cleanliness of the property, please report this to us within an hour of arrival in order for us to rectify the problem immediately.
  • Smoking is not permitted inside our venue. If our cleaners have reason to believe that smoking has occurred during your stay you may be liable for additional cleaning and laundering costs of all bedding, furnishings and window coverings.
  • Guests are required to leave the property tidy. It is the guests’ responsibility to ensure that; the BBQ is cleaned after each use, complete all washing up, empty the dishwasher, put dishes away, put garbage out and remove excess recycling/rubbish from the venue.  Failure to comply with these obligations will result in the following cleaning charges being deducted from the guests bond as follow;
  • Excess cleaning (soiled upholstery, drapes, doonas/pillows, food marks on floors, walls and appliances/BBQ) you will be charged an excess cleaning fee of a minimum of $50. If rugs require professional cleaning you will be charged a minimum of $100
  • Failure to clean the BBQ after each use and before departure $35 Cleaning Fee
  • Failure to complete all washing up and empty the dish washer $20 Cleaning fee

Respect our neighbours

We are a working farm amongst many other farming communities in our beautiful valley. Out of respect for our neighbours and hard working fellow farmers, we have a strict no party/no noise policy. There is to be no noise after 10pm and this will be strictly enforced.  The sounds we would like you to hear are those of nature and farm life, they are after all the best sounds of all :)

Pet friendly conditions

For the hygiene and comfort of all of our guests no pets are allowed in the cottage area at any time.  Extra charges from your bond will be charged if the pet is found to have been inside the cottage area.  Pets are not allowed on furniture at any time, and if guests allow their pet inside the  Woolshed dining/entertainment area they are to ensure the area is adequately cleaned prior to check out, if fleas are found to be present after your stay  a flea spray charge at cost will be deducted from your bond.  We will not be held responsible for the safety of your pet during your stay. All pet rules must adhered to at all times, and if guests are found in breach of such rules they will be asked to leave the property with their pet.

We ran a 2 day workshop here with 14 people attending. Everyone loved it from the moment they arrived. There are so many varied spaces to gather both indoor and outdoor, lots of room to move around, the view from the main room is wide and expansive, the kitchen is excellent for catering for groups. My colleague and I stayed in accommodation on the premises, which is it's own separate unit. It is modern and stylish without being overdone. Vanessa was excellent host and took us for a tour of the beautiful property, even inviting our guests to plant a tree. Highly recommend. We have booked again for next workshop in March

We stayed for a 50th birthday party and had such a fabulous time. The kids loved the animals- especially the pigs. The accommodation was so comfortable and warm. The rustic design of the venue created a welcoming and relaxing atmosphere. We will definitely be back!

We've been to this venue for a birthday party and murder mystery party. We had such a lovely time joining with friends to relax on the wide veranda overlooking the vast green vista. The venue is set in the serene backdrop of the northern rivers hinterland and has a country living vibe that works so well. The facilities are well equipped and the hosts, Vanessa and Steve are fun, helpful and considerate, ensuring a lovely time was had by all!

Destination North Coast ran an industry workshop at Coolamon Station recently and were thoroughly impressed by the venue and service received. The team were very attentive and accommodating of our needs, whilst the venue has an authentic charm and is set in picturesque grounds. The combination of first class service, stunning location, tranquil setting and purpose built venue resulted in this being the perfect space for the workshop.

We had a fabulous stay at Coolamon Station even though it rained the whole time! The kids loved being out in the rain & mud with their gumboots & feeding the chickens, pigs & horse. The washer & dryer came in very handy! We were there celebrating a birthday & we had family visit during the day. The space was massive & everything felt spacious but somehow cosy & inviting - so definitely a great option for larger gatherings. The beds were very comfortable & everything very clean. The kitchen is very well equipped & we found everything we needed since we brought all our food for our weekend away. There were plenty of indoor/outdoor options since there are large verandahs - so despite the rain we still had a very relaxing weekend away & would highly recommend.
